Lights, Camera, Action!

       
When selling and showing your home it's important to set the mood with lighting. Light can make a bedroom feel warm and cozy or a kitchen bright and energetic. Light has a huge effect on our moods and can make a big difference in how the house shows.  There are three basic kinds of lighting: ambiant, task, and decorative. Each can be used individually or a combination of all three in a particular room.

Ambiant Lighting - also known as general lighting, creates an even glow within a room and fills in shadows while creating a smooth transition between light and dark. The best way to bring ambiant lighting into a room is with floor and table lamps. Make sure you turn on all of these lights when you have a showing. When a room is dark it looks much smaller then it actually is. By having these lights on, you are showing off your square footage - which is what the potential buyers want and are willing to pay for.

                                                                         
Task Lighting - This type of lighting is ideal for reading, working at a desk, or any other project you may be working on that requires focused light. Table or work lamps are best used for these situations. When your home is being shown, be selective on which ones to turn on. A bright spotlight glaring at a buyer's face when they walk into a room is not the best impression to make.

    
Decorative Lighting - This type of lighting draws the eye to a particular spot and can be very effective when used correctly. It can highlight a beautiful piece of art, an unusual architectural feature of a room, or even focus the attention onto a vibrant plant in the room. It shows off a feature that is sure to make a positive statement to a buyer.

As you are getting ready for your next showing make sure all lightbulbs are working and the light fixtures have been dusted. By paying attention to the small details, your home is sure to stand out from the rest. So, turn on those lights, fluff the final pillow, and walk out that door!

Hi Anthea,  Great informational post. 

 I wish that realtors would take the time to turn on lights, but unfortunately I know that many do not.  It's too bad because it can make such a difference in the way a house shows,  staged or not. 

 Updating light fixtures before staging is TOPS on my list of to dos, because so many homes in my area have contractor cheapy, now tarnished fixtures..it can make such a vast difference!

Anthea, how does that work in a vacant?  I'm doing a condo tomorrow that has two very dark bedrooms.  I suggested the owner have dome lights installed.  No go.  I'll put a lamp or two in the room, hooked up to the wall switch, but if the realtors don't bother to flip the switch, nothing is going to happen.  I always thought the first rule of showing was "all lights on".  Apparently not anymore!

Terry -  a halogen torchere works best in the darkest corners with a plant at the base or behind a chair. They can light up the whole room and are inexpensive to run.

Great topic and post. 

I have the same problem as Ginger.  Not all REA's turn on the correct lights. I have since invested in "timers."  This way I am sure the proper lights are on at the right time!  :)

Anthea, another great post.  And just like the other commenters' how do we get the Realtors to actually turn on the lights.  I just went and checked out my own task lighting and it sure isn't doing what it is suppose to - will be refocusing the lights.  Thanks Betty

Anthea:  Realtors have commented on the difference lighting makes - they (and their buyers!) really notice and remember those houses that are well-lit.  They do show better!  I LOVE Janice's suggestion of investing in timers - I'm putting them on my shopping list.  Julie

I couldnt agree more. Just recently I staged a vacant home, that they had the power turned off to save money. In my consultation I had to explain the importance of having lighting and HEATING during showings.

Good Lord...nothing like showing a dark ice box.....luckily they understood and had it turned back on.

Ginger- If it is a lived in home I think the responsibility should fall onto the homeowner to turn on the lights. It is a lot to ask of a listing agent to run over and turn on lights and open blinds for every showing. Now a vacant is another story........
Terry - Tough with a vacant unless the listing agent is willing to go and turn on lights when there is a showing.

Anthea - Great post. Lighting can make or break a room. I really love Candice Olsen, Divine Design - HGTV. I think that she does an outstanding job with lighting on each of her shows with amazing results.

I agree. I also love Candice Olsen, but I have a hard time watching a whole show because I can't stand the silly antics they do. I'd much rather learn more about the details of the projects.
