I always tell people "a good deal is not necessarily a steal" but they still must be convinced! You are right..price it appropriately and it will sell quickly.

Well said. Nine out of ten times price is the trump card.
It's not only the offer amount but how it is packaged as well. A contract that has all areas properly addressed, pre-approval letter, all addendum and a noted strong good professional representing them often is the contract of choice. Confidence begins at the front end that the agent works only with qualified buyers and homes close. When an obstacle of repair issues, etc. come up the agent knows how to negotiate and problem solve. Excellent points on your post!
When an agent using four or less photos and a skimpy line or two of generic, would fit any property description, it is no wonder despite a low price tag, the property lingers. Real estate buyers can not see in the dark.
You said the integral words, PRICED RIGHT...that continues to be the name of the game, especially in this market!
A great message to get out there! Yes, people are still buying and selling homes! Granted, the prices are lower than they were three years ago but if your house looks great and is priced right, you will sell and be able to move on to your next phase of ownership.

Richard...today, there are very few houses in my area that are priced right and in great shape. they get sold in short order!

I always try to tell my buyers that you have to feel that it is YOUR home... It shouldn't be reflecting the selling price (at least not at the first sight. )

Richard, so right...i need more buyers for some of the homes that I have found that are worthwhile...
Richard - I think most of the buyers are learning that a "Steal" means spending alot of money in renovations at a higher interest rate. When they actually look at the numbers of a well priced home in excellent condition , it saves them money all the way around. Just takes a couple of knocks on the forehead to get there
