Market Report - SW Boise, Idaho 2010 Compared to 2011

The last two market reports that I have done this month have been Eagle, Idaho and The North End, downtown Boise, Idaho.  These happen to be the more pricey sides of the valley.  I happen to live in SW Boise, so out of my own curiosity I wanted to do a market report for my area of town.  The graphs are the same as those of Eagle and North Boise with year over year numbers of sold homes and median prices.  I'm also interested in comparing them to Eagle & the North End, though total units of homes sold may not be a good comparison because I don't know what the difference in the size of area is. SW Boise is a good 20 minutes South and West of The North End, and due South and some South East from Eagle.  I enjoy living on this side of town, there are definitely differences.  Eagle and North Boise are closer to the foothills and the "culture" and "scenes" of Boise proper.  SW Boise is a bit further away from everything and more near the flatter lands and desert, though we do have the Owyhee Mountains to see on one side and the Boise Mountains on the other, we just aren't right in the middle of the foothills.

2010 had a peak of 78 homes sold in June while 2011 had it's peak in August with 67.  North Boise's peak with in June of 2011 with 46 homes sold while Eagle peaked at 60 in April 2011.

SW Boise at it's worse was 25 in July 2010, a huge drop from the peak of 78 in June.  Looks like everyone was trying to get their home closed by the end of June and 2010 had a lot more peaks and valleys.  2011 was much steadier with a low of 37 in September.  Overall 2010 from January through September 439 homes were sold.  In 2011 that number is 429.  Pretty similar year to date.

Look at these median sold prices compared to Eagle and North Boise.  The peak for 2010 was $170,000 in August.And, honestly, I'm surprised that these numbers are so high.  There are a lot of $100,000 homes sold in these parts. 2011 is down with $151,500 as the highest in July.  2010 had a low of $137,000 in April while 2011 had a low in April of $120,000. 

Compare this to Eagle with a high of $393,000 and a low of $234,500.  The North End had a high of $307,500 and a low of $170,000 (SW Boise's high!)  This certainly does give a picture of the differences in pricing in different areas within the same market.

Thanks Rebecca, actually, I honestly don't know how to do charts via excel.  My MLS makes it extremely easy to customize and generate market reports.

Hi Kasey -

Excellent market report for both buyers and sellers in the Boise Idaho area filled with tons of information!  You're efforts in making this report beams with pride of a being a good Realtor.  I wish our area MLS made market reports easy.  I have searched and don't see anything or anyway to make it quick or simple.  Still procrastinating which is my bad.  I keep telling myself tomorrow.... time to stop spinning my wheels and figure it out.

John, thanks for the kind words.  I am lucky that the MLS makes it so easy - I wouldn't be able to do them if it weren't.  I wouldn't take the time.  I know not everyone likes market reports but there are some A-types that find it fascinating information, so for those few I think they are worth it.
