HUD’s attitude towards home buyers and their real estate agents: No respect.The United States Department of Housing and Urban Development has a problem. They have tens of thousands of government owned properties that they need to liquidate.

The problem is, they don’t know how to do it. For whatever reason, they prefer to have the process dictated by bureaucrats that only understand excessive paperwork, redundant tasks, and deadlines.

In Government parlance, this is standard operating procedure. Rather than accept input from the real estate brokerage community that KNOWS how to sell properties as fast as reasonable and at the best price possible, HUD persists with its archaic forms and ridiculous procedures.

Buying a home isn’t the same as joining the military, filing a tax return, or applying for an entitlement.

Home buyers are CUSTOMERS! I’m going to repeat that:

Home buyers are CUSTOMERS.

Real estate agents are an integral part of accomplishing the MISSION.

And they should both be treated with respect and dignity and afforded all of the deference that they deserve.

Instead, buyers are threatened and extorted, and their agents are either derided or ignored.

The consistent excuse for this abuse is:

“It’s the government, what do you expect?”

I for one am naïve enough to expect more.

Get the government involved, People behind the desk and not actually a real participant in the process that make decisions is just asking for mistakes and poor results.  Yet here we go again & again in the circle of government mishandling and lack of common sense application to the process.  Like in the field where the General who has fought in the battle is consulted as he has front line knowledge, the Realtors who are in the trenches everyday with our clients will have first hand valuable information.  The missing link that would help improve many aspects of HUD.

There is an arrogance in a certain number of government employees that is unexplainable. I wish that it were different, but I'm not counting on it any time soon.

Richard, I have been composing a blog post in my mind about HUD's ridiculous processes. You said it much more politely than I have been thinking it. That's why the post is not yet written; it needs to simmer until I can write it with a 'GP' rating instead of an 'R' rating.

I love selling HUD homes in Charlotte NC and SC! Owner occupants can purchase a government owned Charlotte area HUD home for just $100 down. Correctly completing and submitting the paperwork does involve some work, but for this detail oriented Realtor, the process seems familiar and straightforward.

Hi Richard - I've done enough HUD deals now that I can prepare my buyers for what we have come to call a little trip through the looking glass. It's an amazing experience and I'm always surprised that a home changes ownership at the end of it. It is, however, more pleasant than the run of the mill short sale.

I must admit HUD deals are not my favorite but if I have a buyer for one then so be it.  I like Dick #10 have done enough now that I can explain and prepare my buyers for the ride they're in for.  Patience and consistency pays off my friend.

We don't have HUD repos any more because of our high prices and low FHA loan limits, but I remember dealing with those bureacrats in the 70s. It's central government command and control.
