This post was inspired by another member's question about the upward trend in the market. Although it is illegal to dictate or infer that there is a set price, (Price Fixing), for commission charged...it is apparently not illegal for a brokerage to advertise discounted commissions or rebates to Sellers or Buyers as long as these discounts are contractually agreed upon and any money coming back to a Buyer in a transaction is expressed on the HUD1, (in compliance with RESPA Real Estate Settlement Procedures Act).                                                              

When I graduated from real estate school about 12 1/2 years ago, I came out with NO experience, but a head full of grand ideas and some knowledge of how a real estate deal would theoretically work. It was time for me to choose a Broker to sponsor me, so I went to the Yellow Pages and found a name that I liked and felt would represent me and what I believe in. I found one. It was a small independent and not a franchise. I got hired on and then it was time for me to "Get me some listings!"

 "OK, I graduated...where's my commission check?"

I completed most of my real estate eduction by correspondence and had the grandest time watching over 100 hours of VHS video tape lectures and reading along in my printed manual. Every time the video teacher would do a transaction example, he would use a 7% listing as his brokerage fee. So, naturally, I went out and got myself some of those 7% listings right away. I had no idea that other people weren't charging 7%. I had not heard anything about discounts, rebates, or incentives. I just brought in listings at 7% until MY BROKER asked me, "Lania, HOW are you getting these people to sign on at 7%?" I promptly answered that I would go to the appointment and tell the folks what I charged and what I would do for the money they paid me. I had not ONE client ask me for a discount or why I charged more than another company. They all happily signed on and I believe I did them all justice, (except for that one I couldn't sell because of the well water problem...)

 Just kept pulling the rabbit out of my hat!!!

Now I own a small local brokerage and have a handful of agents. I use this example frequently to explain that an agent or broker should not AUTOMATICALLY get into the practice of discounting their services. It is further likely that if a real estate practitioner adapts the practice of discounting, it will likely become their usual practice, so why start?

Today I finished having one of my molars crowned. There were some cheaper dentists I could have gone to, but I chose the one with 53 excellent reviews on DR. OOGLE because I am a scaredy cat about dentists. I got excellent service and he did wonderful work and I don't feel bad having paid more for a higher degree of comfort. I COULD have found hundreds of dentists to do it cheaper, but not better...

 I love my 3,000.00 molar...and I'm worth it! (Root Canal and Porcelain Crown, BTW)

I think in ANY DAY people do what they have to in order to survive. I cannot think of a time in history when people have not, can you? What I'm saying is that you don't have to unless you get it in your mind that you do...in these days when we are working HARDER because of excessive inventory and the loss of many previously qualified buyers, wouldn't it stand to reason that we should get paid MORE because we have to work more and it COSTS US MORE? How can you discount and pay for more exposure? I have a board full of listings right now and they are more costly than ever...

Well folks, think about it this way: when you go to the grochery store, do you get a discount because the economy is bad or for whatever reason? If the store decides to have a sale, that's different. I don't have sales, therefore I don't give discounts.

Thankfully, we take listings in a range we can sell.. We`re volume oriented and have been for 10 years.

It's true. If you expect to get a certain commission, you'll probably get it. It's when you get used to discounting (or if you don't believe in your own services) that you start settling for less.

Michael: I hope your Halloween was happy, too! :-) I think it's wonderful how others posts can bring us to that "thought provoking" stage where we have to say more about our reply to that person and so we get enough content for another blog, don't you?

Andrea: I WISH we could get a discount at the nice quiet grocery store near my house that has superior customer service, lovely produce and meat, and offers to bring your bags to the car...just because Wal-Mart sells stuff cheap, but we know it doesn't work that way, (unfortunately). Good analogy. YOU GET WHAT YOU PAY FOR!

Scott: I'm not "knocking" discount brokerages. I'm just pointing to the fact that you don't HAVE to discount unless, Like Lisa points out, you don't believe that people would pay more for what you are offering. If you convince your self at the onset that you MUST discount to compete, you will always do that. I have an agent that was at a discount brokerage before here. He did twice the work for half the money and now he's getting paid and he loves it. Of course, we do open houses, (usually with h'ordevors), advertise our opens and listings in magazines, and offer true full service, INCLUDING keeping the flyer box full, timely and accurate feedback...you know....stuff that is more work and should be paid for. Good luck! I challenge you, though, just TRY to charge at least what you are offering your coop person and see what happens...

Lisa: YOU KNOW IT!!! I work HARD for the money I make and I don't feel bad when I charge for what I do. Imagine telling a surgeon, "Well, I hear there's a discount clinic that will take my appendix out for 1/2 price but I'd like you to do that for me in your state of the art hospital for a discount..."
