Directly tied into the MLS, REALTORS can zero in on what you want deep diving better than anyone on the planet with school zone search, foreclosure and bank owned and short sale search, search by defined boundaries like polygon or rectangle, even search by keywords in pubic or private remarks. Find all that and plot it on a map, build a table and print it out and even email it to you as a link or file. Even give you tax information, demographics and market trends.

If you only could see the difference between basic search and DEEP DIVE search. Well you can.

Hi Gary....Congratulations on your feature. So True try going it along when Buying Real Estate on Any Kind without a Professional Realtor..almost as crazy as filling your own teeth

I guess the big one with me would be the way way increased percentage of litigation concerning transactions between buyers and for sale by owners! If you have to pay for a lawyer because you screwed something up even if you do win you most likely already ate the commission!

Hi Gary, so  true...Can't tell you thenumber of times a client phoned or e-mailed me a listing that they want to see (from the internet) and after checking te MLS, I find that it is no longer active...

Gary, some people think they know it all.  It is amazing that some people are so hard headed in their way that they miss so much that is available to them.  Like you mentioned about the basic search or the DEEP DIVE.

Gary, Our public facing MLS in Houston gives all of those same tools to consumers, except for the keyword search in the private agent field. But there is a large difference between having tools available and knowing how to effectively use them --- and more importantly --- knowing how to SORT THROUGH and INTERPRET the data that is coming back to you. Time and again this is the premier value agents bring to DIY'ers -- the expertise they have in disseminating the data to their clients in an efficient,  meaningful and comprehensible way.

Gary, I have to disagree that a Realtor can do a better, deeper search than the consumer. Take a look at search capabilities on ZipRealty's and Redfin's websites for example. The quality of a broker's search depends on one's local MLS to a large extent, and on the investment and vision the broker has put into technology. A real estate agent's value is no longer in controlling or even providing information about the inventory of houses for sale. For that, the consumer has many, many online choices.

So true! In this market though when  a home doesn't sell, they seem to take a break to FSBO, BUT MOST COME BACK TO US.
