Newspaper Ads and Open House Ramblings

Never say never!

We hold open houses fairly regularly, but with (self fulfilling?) expectations of low results.  That said, this past weekend I held an beautiful new listing open for the 2nd time.  The first time, with a fairly large ad in the local paper for 5- of our listings, the most recent, just off web advertising.

Both open houses were quite busy.  Both days were lovely.  But the no newspaper week outdrew by 3 groups (12 vs. 9), and more importantly drew a couple who have a buyer's agent, but were not aware that my listing was available.  They came to visit some friends in the neighborhood and came to the open house.

THEY FELL IN LOVE!!  Tonight they wrote what looks to be a very acceptable cash offer that closes in 27 days. 


Looks like I've got something else to be thankful for this year.

What's my point?  Open houses are not categorically a waste of time.  The jury is still out on the newspaper.

Newspapers are thrown out in the garbage the next day.  Readership is down is low that the papers are finally pursuing Realtors to advertise on their websites.

I track every person who walks into my open houses and they all come from either signs or INTERNET notices.

Save your $ on newspaper advertising...and yes, buyers are out their at opens more than ever!

That ad was the first I've run in MONTHS.  Not likely to do it again any time soon.

Yes, it's back to basics and lots of agents are fighting that notion because it means working harder and probably longer hours.  One other key to good open houses, especially new ones-- is flyers throughout the neighborhood the day before or the morning of the open house.  Once again, i know that sounds pretty basic, but i am amazed at how many agents are not doing it.

You are right!  We have to go back to all those activities that worked so well we quit using them.

Do what works, Newspaper ads rarely work. Its the oepn house signs that work. Buy more signs.

Love it! We had an open this weekend with no lookers, at all.  However, I did get phone calls from the signs.  I did post it on Realtor.com and the mls.  Nothing from it, not one person or agent.  So, I tend to agree, post more signs.  I do put them up early on Sunday morning, right after 7:30am Mass.

Eric, congrats on your latest sale! I still do open houses for some listings, but I think news paper ads are a waste of money. I always ask visitors at my open house how they knew about it and they never say from your news paper ad. I prefer to do more online advertising for them.

Hi Eric, after tracking our sources for leads over a couple of years, it became very obvious that newspaper advertising was not going to be a successful tool in comparing it to some of the other methods of advertising.  I still utilize the magazine format (Homes Extra), but only use the newspaper in a very targeted and limited fashion.

As you know what fans we are of open houses, I'll just say we do need at least 4 weeks  advertising the open house  on the internet to draw enough people- any less just doesn't seem to work as well.

Bonnie's statement is very interesting.  I know that I would never have thought about advertising an Open House for four weeks!  Most agents, myself included, are advertising for one or two weeks & hoping for the "Sunday Miracle!"  Thanks Bonnie for giving me a different perspective on advertising for an Open House...
