Well if you read my blog you know that I have a deal trying to go south.  Today it went south....I almost salvaged it but I said something unfortunate.... I will reiterate the day..... 

There was an issue that was not serious on the inspection report but it did have the horrible m word......It was on paper attached to insulation attached to the concrete of the perimeter in the crawl space.  The experts and the inspector all felt that if you removed the insulation the problem would be solved.....The seller was willing to comply.

The buyer was upset.  As far as I can tell because the inspector used the m word to us but he used the term possible microbrial growth in the report.  He also told us how to deal with it.  I spent a sleepless three days and did my work...You can read prior posts for the rest..... Yesterday the buyers told me they wanted out.  I told them that I could get them out but I wanted them to sleep on it overnight.  I had an email and they indicated they still wanted out and felt the inspector decieved them (he did not).  I told them to come at 12 PM and we would sign the neccesary papers....I called the other agent and asked if I could do a termination of contract and return of earnest money or did I have to send a inspection addendum that asked for way to much.....She said the termination would be find.  By the way I really respect the other agent.  She is very professional and easy to work with.  A concensus builder....I told her I was meeting my buyer at 12 noon.  They called and delayed the meeting until 12:45.....I emailed her an told her the meeting was delayed until 1 PM.

My buyers show up and we talk about what has happened, the inspection, the problem, the work the seller is planning to have done.  We spend over one hour talking.  They feel they need to think for a bit.  I collect the signatures on the termination and tell them to let me know within a couple of hours.  They apparently talk to the inspector and walk the mall.  Meanwhile I contact the other agent.  She wants to know when I will have the paper signed and I tell her we had a pow wow and I wasn't sure of the results.  At 3:30 they call me and ask why they have no time?  They wanted to talk some more.....This time I bring my broker in.   The four of us are talking....They are seriously about to sign the inspection addendum then get the bright idea that someone should put some sheathing around one of the vents in the crawl space.....I tell them that the seller is already pissed and I not ask for anything more then they were planning to ask for and had been verbally aggreed too.  They asked why the seller would be angry?  I made the mistake that she was a 95 year old lady who already gave a good deal on the price and we should ask for what what was needed.  And I reiterated that she was "pissed" (my words not the sellers).  They were suprised that the seller might be upset with their ditherering and said they wanted out.  I dont know if I still have the buyers and I sort of feel like sending flowers to the 95 year old seller for jerking her around. 

I think I will spend the rest of my day hiding and watching netflix.  I am angry with myself for not watching my words.... I could have said that the seller was edgy and had agreed to do what was needed but asking for something trivial just wasn't appropriate.... At least I have their earnest money for them tomorrow.  We will see if I still have a seller.  I think I will take them to new construction.....
