I use google pay per click for niche markets. it works to get people to your site. If you are not on page one few people will find your site and many will not go past page one. The best appraoch is to target your words and not to bet too broad in your approach. You can change it up as you review where the hits are coming from. I use it even though I am in the top 3 of all the search engines with my terms. Its good to experiment and with many terms that people search you can be one of the few. Its also nice to see where your competition is. I recently noticed realtor.com is using pay per click on google to receive leads to resell to the large companies.  

The other reason is to get some hits and figure why you do not get leads. There is no easy answer. People wnat local info about homes, condos and townhomes. I do not use Yahoo as the traffic is much much smaller. Many use it as a portal but many less to search. They band many sites then expect you to buy ads from their salesforce. Its well worth experimenting with and has tons of features you local newpaper does not have.

That's SO true.  Sticky sites work, crappy templates won't no matter how high your ranking.  I'm having some success with Yahoo PPC, it's a little less expensive and way lower traffic but still good quality folks searching on there.

If you target your niche and control your bids you can come in on Budget. I see many more realtors on Yahoo as a result of their sales pitch. Thats what I see here. Iget upwards of 80% from Google.
