Here is what buyers received in seller paid concessions on September 2011 Las Vegas Area (Henderson - N Las Vegas - Las Vegas) Closes:

  • Less than $500: 69% ($500 only buys you a home warranty or (no and) an appraisal)
  • Between $501-4000: 19%
  • Over $4001: 12%

This pretty much means that sellers aren't giving up much of anything since Las Vegas is a Seller's Market and in dire need of sellable inventory! Inventory levels are rising just slightly and we are seeing some movement/improvement in this sector which is good news, especially for buyers who want/need closing costs!

Good information Renee. I do think concessions as a percentage of sales can be very misleading. It's been my experience that buyer's usually will only ask for seller concessions if they are needed to complete transactions, otherwise they will just try and ask for price reduction from asking price. I would bet that those that got a seller concession, paid a much higher List -to- Sold price.

That's a great pie chart to illustrate what's going on with sellers in NV.  I'm glad to see that there is something good going on withproperty that was so hard hit in NV.

Wow A seller's Market!  I almost forget how they work.  :)  That is very interesting information.  Thanks for sharing.  We are in a Buyer Market and I would guess almost every other offer priced under $250 has paid seller help.

I am curious as to what is prompting a seller's market in Las Vegas?  Are the prices really at a point where buyers feel confident that the bottom has been reached?

Bill Roberts:  Been doing good and yes Vegas has been a seller's market since 2009.  Inventory is coming in fast and furious but buyers are gobbling it up!
