There you go again showing off your market report talents :) I did a quick search in the Q's MLS and I didn't see any charts to grab and convert. I read and re-read your post about market reports how to's... Now to buck up and face the piper! I can honestly say this has been one heck of a wild week work wise but I have promised to get on the trail of market reports they are very important. I may end up calling you ole great one for advice ...LOL

Hi John - As always, thanks for stopping by and commenting on my market report. Please give me a call if you want some help with these market reports - I'd be happy to help any way I can. I'm sure there are some differences between how our respective MLS systems work, but all you need is the raw data and Excel and you're in business.
Raw data and Excel. That fits right in with burgers and fries, baseball and summer time, and user interface and Apple. I like your market reports, but had a question about the graph you posted. Are the two columns for active and sold talking about the same thing? In other words, the sales since the beginning of the year is something all of us understand. It's a cumulative number. For your active listings, is this showing
listings that have become active since the year started
or
listings that are active now?
What I am trying to tease out is whether you can guess at absorption rate from your chart.
Hi Dave - I could have definitely done a better job labeling the graph - it's price range totals for all the homes that sold since the beginning of the year and for current active listings - it's confusing to put them in the same graph that way, and I didn't consider that. Our MLS only reports "live" listings, so it's difficult to go back and see how many listings were active as of a certain date. So you can't get an absorbtion rate from the data in the graph. Thanks for bringing that to my attention.
Hi Dick, good information. Love that $200-$300. Thats the sweet spot right there! Don't forget the under $200! they're out there North of Laporte and just West of Shields.
