If you are new to reading my Market Report, I would like to take a moment to explain the data you are reading.  The listing information comes directly from the MLS and reflects a 7 day history.  It is important to watch the trend of new listing vs sold, this can often give indications if inventory is tight or in surplus.  In turn that can help determine if it is a seller's or buyer's market.  I also provide average listing prices, days on market and price per square foot.  This is again for purposes of tracking the overall market for this one community.  As always, each property is unique, and no matter if it is a seller's or a buyer's market, if you have found the right property, always use the comparative analysis your Real Estate agent can provide to determine the proper market value of the property, and then factor in your motivation for the property.  

My opinions stated below are from my own research each week from market trend data that I receive from various sources.  If you have any questions or comments regarding my opinion, please contact me for further information or clarification.

 

The following is the weekly activity for Carlsbad:

 

  • 15 new* listings were placed on the MLS
  • 15 listings went into escrow and were listed as pending.
  • 10 listings closed escrow and were sold.
  • 12 listings cancelled, withdrew or expired

(*new listing refers a property that has not been on the market in the last 6 months)

The Carlsbad market sellers are finally seeing some good news since the last few weeks.  As home sales have been exceeding new inventory for the past few weeks, the price and Market Action index finally responded positively.  If the lightening of inventory continues and demand continues for homes in this popular zip code, expect to see prices trend upwards.  If you are considering shopping for a home in this zip code, this is a great time to buy.




Real Time Market Profile

The average listing price saw a strong upward trend this week for Carlsbad, 92009.  The days on market stayed the same, so I would venture to say that we are finally seeing an upward trend in pricing.  After several weeks of stable prices, this could be the beginning of a rally for this zip code.

I am seeing this more and more and think this upward trending is going to be more common and will likely push rates a little higher and bring about a much needed and long overdue positive sign to our economy. As people feel they do. Those who act now can still catch great deals and those who dont will be kicking themselves down the road.

I must agree with David #1.  In that those that act now will be happy with their great deals and those that remain on the fence will be in-fact be sick in the future.  We must over come all the gloom and doom the media has put out there and enforce the good news of low interest and great homes at good prices.

David and John - This area has been stabilized for awhile and it has just really been a matter of time for prices to start moving back up.  Some large homes closed this past month, so it could be a blip, but I think overall this area is still holding strong and I just hope those that are looking to buy  make the decision earlier, rather than later.
