Fernando, I've got one of those, and boy oh boy, you have to be careful. Most of the time, the person ends up not exercising the option, and you as the realtor get nothing after a lot of darned work. I've been pulled in by the seller when the buyer didn't make payments on time (a variety of circumstances led to this) and I've had this going for a couple of years at no commission....I wouldn't go there again as a realtor, I'm afraid.
