We all have friends who have their Realtor license, however, that does not mean that they are the best person to sell your home, or help you buy a home.  WHY NOT?

Let's look at selling your home in Tracy or Mountain House.  I can not tell you how many times I've gone to a listing appointment and the seller's home has been listed for 3 - 6 months with a friend from out of the area.  Here is why that is a problem, the out of the area agent RARELY advertises or posts the home on Metrolist, the most widely used MLS in Tracy and Mountain House.  The last 2 homes I was at one home was only listed in the San Jose MLS and the other in Vallejo.  As an agent, I am not searching these MLS's for homes for sale in Tracy or Mountain House.  I'm looking at our local MLS.  I also commonly see homes that are over priced when the listing agent is from an outside area.

How about buying a home?  Why should I use a Realtor that specializes in Tracy or Mountain House?  LOCATION, LOCATION, LOCATION.  I can name neighborhoods that look "OK" on the outside, but those of us who live in Tracy and Mountain House know that these are not the "best" neighborhood.  Will an agent from out of the area know this, nope.  What about schools? Shopping, city patterns, etc?  There are over 900 homes on the market in Tracy and Mountain House combined.  Buyers have the ability to be PICKY and CHOOSEY, why not choose the best.

Can an out of area agent successfully sell a home or find a buyer a home, absolutely IF they know what they are doing.  I just want buyers and sellers to be aware and ask the right questions of their agent.

My personal pet peeve, can't believe nobody hit this for a comment. I just posted a story similar a while back.  How do we even know they're a licensee if they aren't from the area.  Pop tart agents...
