Lucky, I like the trees; it's what we miss out here in Tucson. Our Association jumped on us last week for using the word "newer." There's been a lawsuit. Now they want us to say when it was new. The things people do when the market is slow!!

As for the "newer", I know what they mean. I sold a house two days ago that the listing said newer furnace and a/c. Fortunately the seller's disclosure stated they were installed in 1995!
I don't know about you, but to me "newer" would be within a few years......not 12 years old!
Usually, I do put the dates on improvements when I know them. In this case, the seller is The Salvation Army. They did not readily (and still don't) have the document stating when the siding was installed so I went upon what they thought and the condition.
