Hi Barbara. We work with a builder as well and help them market homes in 4 communities. It is so difficult to sell dirt. Luckily the builder we work with has inventory homes ready to sell at any given time.
Belinda.....once the builder has one house up, the pressure is off....but until then, you're marketing dirt....you get a gold star for putting a deal together before the shovel hits the dirt....it takes the pressure off your builder.....you've heard of "happy wife, happy life?".....same theory....happy builder, happy agent.

Hi John.....new construction is never a popular topic on ActiveRain....but it's so important for real estate agents to be open minded about participating in this phase of the business.....everyone loves a new home, but some can't afford it....with prices down now, and lot costs lower than ever, this is a perfect time to get involved in selling new homes....

Barbara- I would love any tips on getting started with marketing new construction, I have sold several over the years but would like to be much more involved with the process. Would it make sense to focus on smaller builders, since most of the larger ones have plenty of slaespeople and marketing dollars.
How would you recommend I get started?
Hi John....definitely start with a small builder....find a lot...maybe a bank owned lot that the builder can buy at a righteous price and get financed through the bank....decide what size home will sell and do a cma on it to determine the value of the finished product.....that's all you would have to do for a first step....then give the builder the figure and he'll work it backwards to determine what he has to pay for the lot to build that home and make a profit.... that's how to start!!!
