Tormented BuyerOn Halloween I thought of all the wild costumes people come up with. For this year my thought turned to real estate buyers and what costume do they wear as their agents drag them around trick or treating from house to house for months on end?? The costume of

     THE TORMENTED SOUL.

This is the paralysis by analysis analytical and never satisfied till the perfect house is found buyer. Drive a stake through the heart of this tormented soul sooner rather than later cause to watch them and their thought processes is excruciatingly painful. No qualified buyer should search for a house for six months. The sense of urgency is missing due to a confused mind.

Kill off the tormented soul with FOCUS. Focus on the three must haves and get agreement to commit when you find that within the price and desired location. Location be specific and not 12 towns either. Being tormented is something that can be outgrown and with firm professional guidance put aside. Save the funny masks for just one day a year.

Gary-Good thoughts. You don't want to move too slowly but also not too quickly when investing a lot of money into a house.  Nobody wants buyers remorse. A good selection of the kind of property they can afford and desire would be a good approach. Enjoy your Sunday

Gary it can be very overwhelming for an unfocused buyer!  The process of elimination makes the decision so much easier .  I love this analogy to the tortured soul and Halloween - we act as the stake that sets them free.

Sharon: I agree not to be hasty with search, but some go on and on, and everyone has to step back and agree there is NOT a perfect home in every way.

Gary, I think that is part of the problem with fence-sitters, too much choice.  Commit to what you NEED.

Hi Gary, you make a great point.  Six months of looking is more about not being emotionally ready. I find today's first time home buyers are very young and when it comes down to writing an offer they freeze. I'm more of a seller's agent so I've been more than frustrated with buyer agents who don't properly mentally prepare their clients. Gasp!

Gary: Some folks have a difficult time making a decision; that is why they feel like they have to look at just one more before making a final decision. Same goes with everything they do. It's insecurity because they really don't know what they want.

I recently did three home inspections for the same client because they can not make a final decision to complete the close. All three homes were very nice and little wrong with them.

Great point Gary.  I have done this before.  Have the client make a list of must have's and then have them cut it in half.  Then I have them cut it down to 3 or 4 and go from there!

Gary, I was thinking about this topic just last night.  Six months is a long time unless the buyer is in either a very low price range with limited "nice" properties or in the market for a specific type of rural property. Then not only does the house have to work, the land has to be suitable for the intended purposes.   In those cases finding the right place in your price range takes a lot of patience.  

Tormented souls are truly a great description for those whose search takes seemingly forever through no fault of their own.

Gary, I have had "repeat offenders"...those who can't give up the idea of having a vacation home, but one part of the team (spouse, usually) won't go along with it.
