Princeville Kauai condo (and house) + short sale update for the week of Oct 23rd to Oct 29th

Aloha,

This is my favorite time of the year – we have beautiful sunny days but the winds take on a nice cooling feel as we head into winter. What a great time to be on Island. More and more we’re experiencing refreshing trades, plus, the arrival of the whales in on the horizon. If you’ve never been to Kauai in the “fall” you might give it a try. It’s not quite as busy as during the summer either.

As far as real estate goes, fall is usually our slowest time. We only have one new condo listing, two contingent offers and one sale. So far this month there were 54 sales compared to 59 for last October. Year to date we are ahead with 614 sales compared to 577 for last year at this time. We’ll see what the end of the month brings. New Listings:
Ka’iulani 40 is back on the market priced at $1.449M after selling from the developer for $1,772,090 in 2/07. It was previously listed for $1,825M from 6/09 to 1/10 and again for $1.595M from 12/10 to 1/11. Both times it was withdrawn.

Contingent:
Short sale ocean view Ali’i Kai 3202 found a buyer this week while priced at $450K. This condo was purchased for $770K in 3/05 and reduced from $595K to $450K on 10/9. Pu’u Po’a 110 went into escrow after 119 market days listed at $1.250M. This Bali Hai view condo last sold for $1,637,500 in 7/05 and was previously listed from 6/10 to 3/11 for $1.4M.

Sales:
Plantation 1111 sold for $399K cash (there’s a lot of that around these days) while listed for $439K. It was previously purchased for $598,401 in 11/05.

Temporarily Withdrawn:
Puamana 15A, a three bedroom unit priced at $549K was temporarily withdrawn from the market. It was purchased for $395K as a short sale in 3/11.

Price Changes:
Sandpiper 108 went to a new low for Sandpiper by reducing to $190K from $205K. This short sale was purchased for $485K in 6/05. FNMA REO Ali’i Kai 14G which sold for $583K in 8/05 and was foreclosed on in 5/11, reduced from $274,900 to $270K. Plantation 711 went from $485K to $465K and was purchased for $455,401 in 9/05. Pu’u Po’a 102 is the only unit to experience a price increase, going from $999K to $1.1M having been purchased for $1.4M in 5/05. It is a vacation rental but does not show as a short sale. The new owner of Napo’okala Circle got a very nice golf course house with lots of privacy for $725K cash. I showed this property while it was listed at $749K and thought it offered quite a bit of value for the dollar even at that price. It last sold in 5/02 for $625K. Nice house!

Aloha John,

I cannot disagree with you there. I love the North Shore and Princeville in particular.  I see you're from my old stomping ground.  I moved from Greenhills Ave in Castro Valley where I worked for Century 21 Home Realty!  Castro Valley is another great place especially in terms of location and amenities!  Thanks for your input.
