This is an excellent informational blog.  Short and to the point!  A lot of people do not give this issue it's proper due and that includes agents in my opinion.

I even had an agent tell one time that Home inspections were JUST for the HOME.

During a recent home inspection I told the buyer to have the inspector check out the screen gazebo.

"Nah, I don't see a need."

"Well, I see a lot of black ants around and I think it would be worth doing it.  Ask the inspector how much extra."

The inspector told my client he would do it for the same fee.   He did tell my client that there is some damage, but unable to tell how much until the siding was off.

My client did buy the house.   Here are the pictures he has sent me of the damage he DIDN'T think would be a problem.

The ant colony was full and was laden with eggs and females.

Inside the walls was 4-6inches of ant refuse.

This 2 by 4 stud was chew so much it had almost not strength left.

Yes, I live in Minnesota.  I have not seen any termites, but, these black ants are very destructive also. There are many reasons to have the outbuildings checked by the inspector.  The cost is minimal as he is already there.

Be wise and check it all!
