To Stay on the Market...or Not to Stay on the Market

That is the question being asked of many professional agents by their clients at this time of the year.  Particularly this year as we work at gaining the confidence that we still have a viable market to sell in.  Unlike what most people would guess the fall is usually the second best time of the year to sell a house.  We got a late start this year due to the mortgage meltdown but with recent announcements by the Feds to lower the rates, I think that buyers are finally coming back to do business.  Our area is still being talked about as one the nations most vibrant markets.  A few weeks ago the financial reporter from the Today show Suze Orman let the rest of the country know that the Northwest market was not only healthy but the place to invest!  I would suggest that “healthy” may be a relative term but have noticed that although the September figures showed some of the lowest sales in the past 12 years, we are on slowly but surely, bouncing back.   What this means to a seller who has been sitting on the market for an extended period of time is that if you may need to look at a price adjustment to find your buyer.  They are out there but won't bother to look at overpriced listings.  Even prices that may have seemed fair a few months ago will be challenged by these buyers.  It's a delicate balance to price the house low enough to be attractive and still hold on to some dollars to negotiate with. I suggest that as a seller you look at the overall  increase of your equity over the past 5 - 7  years and realize that you may need to be willing to accept something lower than you would have a year ago.  Chance are you're still ahead in a very healthy way.  

The real answer to the question of being on the market as we enter into the holiday season has everything to do with your motivation.  If you need to sell, but all means make sure you are exposed during this time when fewer sellers will choose to come on the market if they don't have to.  The buyers are likely to be more serious only bothering to look because they really want, or have to move.  Let's not forget that if you've bothered to decorate your house for the holidays it can often be looking more inviting than ever.  

The main thing to remember is that it only takes one good buyer to have the selling process behind you and if you're not in the game...you're not going to win!  

If you are a buyer, there's no better time to buy than now!!

Very well put. I have always enjoyed this business during the holidays for two reasons. 1) As you stated most of the buyers/sellers are motivated & 2) many agents have checked out until January.

I'd be interested in hearing how other agents counsel their sellers regarding the pros & cons of taking their house off the market during the holidays.  I recently saw some shocking statistics that illustrate how far we have gone from a seller's to a buyers market.  One local city went from last year same time having 2.2 month supply to a 10.5 month supply.  Makes me think that if someone doesn't have to sell that it may be wise to take a break from this slow moving market.

The other question is how are we as professionals going to weigh in market time when we're viewing houses with buyers.  Longer market times used to mean that a house may have had some challenges.  Now, that so many houses are taking a long time to sell, we need to readjust our thinking.  Often these are great houses that would have flown off the market in a better market.
