I have a client who would like to trade at least one of his four lots for other properties in Arizona. He has four lots, each over 36 acres that range in price from $39,900 to $45,000. Each lot is 36 to 40 acres.
Here is what my Seller Client had to say about his idea for the trades:
If there are properties that have significant equity built up, the sellers might be receptive even if they have not listed themselves up for trades. I was thinking a seller with significant equity and probably in excess on 180 days on the market might consider a package where I come in with cash and one or more properties as part of the transaction, especially if they want to move out of the area or have already moved.
A vacant house is more of a liability than vacant land. They would not have to carry insurance, taxes are a lot lower, and since I own the land outright, I can structure a sale in many ways (subdivide parcels off that would make up part of the purchase price as an example). Possibly they want to liquidate their household effects in addition to their residence as part of the sale. That could work. Or make an RV or truck or other items part of the sale. Many options for a seller that sees advantages to liquidating a residence if the seller has significant equity. if it's a short sale or a foreclosure, it wouldn't work but there are properties where the seller just wants to move or liquidate their residence for some other reason.
Two of this seller's lots are remote but in the vicinity of Seligman, Arizona in Sierra Verde Ranch. The other two are also remote and are closer to Ash Fork, Arizona. These two are on a main (dirt) road but are adjacent except for the road passing through.
