If you're interested in buying or selling a Springboro patio homes, information is your friend!  What's on the market?  What's been selling?  Is there new construction? 

We spend a lot of time keeping up with the Warren County patio home market, so we're going to provide you with a brief update on the latest status of the three Springboro patio home communitiesColonies at North Hills, The Cove at Settlers Walk, and Heatherwoode.

While 2011 activity hasn't been tremendous, there has been movement in the market and it's good to see some new construction again.  New construction builds are typically a good sign that the market is heading back in the right direction.  And with Springboro's #42 Rank in Money Magazine's Top 100 Best Places to Live list, superb public schools and the easy commute to Dayton and Cincinnati, what's not to like about the area?

So what specifically has been happening for each community? (click links where available for more information on each community and a map)

Colonies at North Hills:

Activity has been low.  Although there are plenty of lots available for new construction, there are no MLS listings for new construction and the builder isn't actively pushing the community.   There was one resale this year (20 Wesley, 3 BR 2 BA, closing for $204,000 in July).  There are currently NO homes listed for sale in this community.

Heatherwoode:

More activity here with homes in this golf course community providing the bulk of Springboro patio home activity.  The following have sold:

25 Glencoe Ct $195,000 (3 BR 2 BA) 8/9/11

24 Dunnington Ct $215,000 (3 BR 2 BA) 8/5/11

10 Glencoe Ct $244,900 (4 BR 3 BA and LL) 8/31/11

35 Dunnington Ct $269,000 (4 BR 3 BA and LL AND new construction) 3/18/11

Obviously August was a big month for patio home sales in Heatherwoode, but there's still a couple of opportunities with two more homes available for sale on Glencoe Ct for $249,500 and $250,000.

Springboro Patio homesThe Cove at Settlers Walk:

Minimal activity here, but new construction has restarted and there are quite a few lots and available builders if a premium new construction patio home interests you.

So far in 2011, just one patio home has sold:

55 Anchor Lane $290,000 (2 BR, 2 BA, new construction) 7/29/11.

There is another new construction under build and nearing completion on Anchor Lane and offered at $304,900.

Liz, Bill:  I find it interesting that there are patio homes in your area.  I hadn't heard of them until I moved to Arizona.  However, you constantly show that the Liz and Bill Spear real estate team knows their market with your well written and researched real estate market reports in Spingboro, OH.  Great job.

Juli, They're gaining popularity here, especially with the Boomers.  We recognized an unserved niche and launched an Outside Blog dedicated to patio homes to serve it.  We had a closing today on a new construction patio home in Lebanon, and eventually will have a listing in Colonies at North Hills when the sellers are ready to go.

Jerry, Wanted to get to it this weekend, so catching up :)  Who needs sleep anyway? :)

John, Thanks!  Our area bagged the #42 and #24 spots.  Pretty sweet deal for our county!

Michael, It really is!  Last night we did some rough market analysis for two possible listings, just looking at what's been happening in their market area.  At this point, some clear information to provide some guidance is all they need :)

Anita, Thanks!  We've captured most of the patio home communities with specific posts (still need to do Colonies at North Hills and a few more), so it was time to transition into the details of what's happening and what's actually on the market for purchase.   We'll need to do similar for some of the other towns.  We know it's the detail that the consumers are wanting.

Ginny, It is good to see it going again.  Two of the development have been stalled with quite a few empty lots for several years.  It ultimately hasn't hurt anything as far as there's no reduction in services, but obviously it looks odd to have field space where there were meant to be homes.
