Tutas Towne Realty and Bryant Tutas just had another successful Kissimmee Florida Short Sale closing with Bank of America.

The property:

3 bedroom 2 bath single family home located in the Poinciana subdivision of Kissimmee Florida. This home has 1,407 sq ft of living area, an in ground swimming and was built in 1989. It was purchased in October of 1997 for $64,900. I actually sold it to them in 1997.

Liens:

  • 1st Mortgage with Bank of America for $144,000

Hardship:

  • Curtailment of income. Divorce.

Issues:

  • This was a pretty straight forward Kissimmee Florida Short Sale. Tutas Towne Realty placed it on the market May 12 at $69,000. We received multiple offers and placed it under contract on May 16 at $75,190. It was sold by one of my agents. The transaction closed on October 31. 172 days from listing to closing!!

This property sold for $75,190. Bank of America accepted $63,900 or .44 cents on the dollar. Bank of America also paid 3% towards the buyers closing cost.

The Seller also received $3,000 at closing as part of the HAFA Short Sale Relocation Assistance. With full Waiver of Deficiency.

Good job Bryant!  I got another one CLOSED yesterday, here in La Quinta, Calif.  Also B of A, same situation, not HAFA, lost first buyer and still CLOSED in less than 4 months..I think B of A is becoming more sane to deal with.
