Warning Signs:

AGENT Elimination – If agents are not previewing or if they preview but do not show your home, they are eliminating your property

BUYER Elimination – If your home is being shown repeatedly with no results, buyers are finding better properties in your price range.


In either case, this is an indication that your home is not priced at current market values.

Sadly, most sellers today purchased at the height of the boom. The selling theory back then was to stick a sign in the ground and let the buyers fight it out. Not the case today...

Pricing and marketing are the two reasons property does or does not sell. No marketing is like winking at a girl in the dark. Don't get the results you wanted, planned on in the flirting process. Just keep lowering the price when the marketing is only local, not too appetizing and like hospital food bland, or incomplete is lazy. More wider angle images, real video of the property and the area, little red hen effort for aerial maps, easy site navigation are key. Complete information takes time, home deliveries of it still more. There's the magic elixir, secret. The buyer needs a buffet of well stocked, easy to access on a moments notice on line oasis for when he or she has time to whip out the Droid, lap top, fire up the desk top in their home late at night, anytime.
