I looked for residential listings sold in October. This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.

The average original list price was $ 391,489.
The average last list price was $374,315
The average sale price was $ 358,458
Highest sale price was $700,000
The lowest sale price was $160,000
The average days the homes were marketed was 160
There are 18 homes pending settlement and these were marketed for an average of 72 days.
The average settled price to last list price ratio is 95.89%
The homes that settled in October were on the market longer and must have sold after price reductions. There were more sales in September because people like to move in time for new school year. The pending sales show that the market is holding its own and people are still buying homes in the area.
