Shasta County Homes Sales November 2, 2011 The market's inventory continues it's steady decline, while home sales continue to exceed last years results.
Current MLS results report 1,091 homes listed for sale. The present inventory represents a 5.4 months supply. 2,012 homes have sold year-to-date, 2011, versus 1,734 homes sold for the same period last year. A 3 to 6 month supply is considered balanced between a Buyer and Seller's market.
Real Estate Market forecasting can be challenging. However, we do know Shasta County's declining inventory and increase in home sales are keys in the supply and demand equation. The question is when will these factors lead to eventual price increases? Feedback from our buyer clients who have been watching the market closely, for a period of time, suggest a perceptible shift in inventory. Interestingly enough 2,692 homes sold YTD 2005. Since the home sales bottom of 2007 (1,489) Shasta County residential homes sales volume has continued to increase year over year.
