Often, in the course of doing home inspections in Whatcom County, detecting or locating a problem can be difficult and require lots of perseverance and utilizing one's powers of deduction. But, and it only seems fair, sometimes we get lucky and do not have to work or think quite so hard. For example, at a recent inspection, I had a huge and obvious clue that the newly installed range did not have an anti-tip bracket installed.

I felt inside that package (I squeezed it good) and viola, the bracket was still inside it. And, guess what, when I pulled on the range, it tipped forward. That one was easy and, sometimes, you just have to appreciate easy. I deserved that one.

I try every range.  The older ones never have brackets.  But the newer ones don't even have brackets half the time!  If I guessed a percentage, I would say about 40%.

Hi Steven,

There are a lot of these ranges that don't have the "anti tip" brackets installed. I had a home with upgraded appliances from Sears. The store did the installations and there was not a bracket for the range.

It was'nt there either. With children in the home I told the clients they needed to call them back out and get the "anti tip bracket" installed.

They did and it's done.

Best, Clint McKie

So the lesson here is; 'Always squeeze the bag" right? :)

They are almost never installed here. People don't know what you're talking about.

Do you move the appliances? Interesting.  This is not something that we encounter.

I would guess the percentage of anti-tip brackets installed on newer appliances is closer to 20%.  I remember having a range delivered to my own home a few years back.  The delivery guy asked..."you want the tip bracket installed?  You really dont need it, but I can put it on for you."  My response was...yeah...just for fun lets put it on!

I guess I'm old fashioned but don't see the need for an anti-tip bracket.  Kids should not be climbing on stoves.  What is the record for persons injured with a tipping stove?

I did a duplex today and one range had it and one didn't.  They are certainly necessary---especially on the more inexpensive electric ranges that are very light weight.

Your clients were so lucky to have you find that error! Can you imagine a pot of boiling water drenching someone?
