Smaller homes in the future!

Today I want to point out a few things that are coming down the road in terms of new construction and what home builders across the country are expecting for trends. If you are a new home buyer or a First Time home buyer these are som things to start thinking about.

Smaller square footage homes: between 2,000 and 2,300 square feet on average (nationally)

Increased green features in homes: Low e windows, engineered hardwood products like beams, floors and structural members, tankless water heaters and technologically advanced thermostats like that of www.NEST.com.

Nest thermostats are based off of iPod technology and are using artificial intelligence to keep your home comfy and energy efficient. Will they catch on? Go to their website and you be the judge…

Another amazing trend that was mentioned by a large majority of the professional builders surveyed was that Living Rooms may altogether disappear! What a concept? They predict that homes will either integrate the Living Rooms into other rooms or replace them with the Great Room concept. Great Rooms incorporate dining, living and family rooms into one area.

Lastly, 10% of NAHB survey participants expect that  there will be a greater need for outdoor living features like fireplaces, kitchens and patios. It makes sense as many of us are flying a desk or working a job that requires us to be inside and would prefer to be outside. So, in theory when you get home from work you can prepare a meal and enjoy it outside in your new modern home.

David, I have to say that I don't see a majority of homes in San Luis Obispo that big now so I'm interested to see how that will play out here localy. Thanks for commenting and have a great Thursday!
