I bet when you saw the message Home Staging Sucks! in the subject line you thought something was up. If you know me, you know that I am passionate about telling anyone that will listen about the benefits of staging…..but here is the truth:
Staging Does Suck
It sucks your collections, extra furniture, personal pictures, and toiletries out of sight so a buyer can focus his or her atttention on the best features of each and every room
I have been staging homes in the St Paul area for nearly seven years. I remind my clients all the time that just because thier property needs some modifying (staging) to be appealing to the maximum number of buyers doesn't mean that their home isn't lovely, or that they did it WRONG.
The simple fact of the matter is that a staged home is designed to have broad buyer appeal and to do that you need to make some changes. For instance:
Comfort is not the first priority. In your home you may like 4 comfy chairs all looking at the TV. In a staged home you may have to eliminate one or two of those chairs and make sure that the fireplace gets first dibs on a buyers attention and that the room does not look too crowded.
Your babies are beautiful but they will distract buyers. My home could be dubbed the Kathryn and William art gallery. I love my kids, I love pictures of my kids, I love the art work my kids have done. If I was selling my home I would pack most of it up. Why? Because people are curious and they are easily distracted. You want buyers focused on the best features of your property, not on trying to piece together the ages of your children, where they go to school, what sports they are in etc.
Religion and Politics. A staged home will appeal to Republicans, Democrates, Independents, Green Party members you name it. Same with religion. Not everyone will be comfortable with your personal beliefs...they may even think you are dead wrong in your political and religious orientation. Be safe, take it out. You are selling your property, not your lifestyle.
A staged vacant property will make a great first impression in St Paul or anywhere. Care has been taken to insure that the best features of the room are not blocked by furniture or clutter, the lighting in the room is appropriate, the colors have been neutralized and attention has been given to considering how the property will appear in photographs.
