Stanislaus County Short Sales - October 2011 Sales Stats

 

The sales numbers are in for Stanislaus County Sales for the month of October 2011. Jim Patton Stanislaus County Short Sale AgentSales of single family homes are down slightly this year and Distressed properties (Bank owned and Short Sales) are still dominating the market.

 

Here are the October 2010 and October 2011 Sales Stats for single family homes:

 

Total Sales October 2011: 566  sold   * 42% (240) Bank Owned   * 26% (147) Short Sales   68% of sales were distressed properties

 

Total Sales October 2010: 580  sold   * 46% (268) Bank Owned   * 23% (132) Short Sales    69% of sales were distressed properties

 

The total number of homes sold in October 2011 dropped slightly from October 2010 and the percentage of Distressed Properties dropped slightly. We have seen a few more traditional sales start to come on the market and also we are seeing more investors buying homes on the court house steps and then reselling them.  The percentage of Short Sales rose a bit in October 2011 and the percentage of Bank Owned sales dropped slightly.  But I still think the bottom line is that Stanislaus County Short Sales and Bank Owned homes are not going away any time soon.  

 

With nearly 7 out of 10 single family home sales in Stanislaus County being distressed sales if you are thinking about buying you need an agent that has experience with Distressed Properties.  A Stanislaus County Short Sale transaction and a Stanislaus County Bank Owned home sale are not the same thing.  You need someone that is experienced with both.  Someone that has experienced both short sales and bank owned sales from both sides of the transaction, as the listing agent and as the buyers agent. Some one that knows how to negotiate through the process from beginning to end.

 

I have that experience.  I have represented the banks in listing Bank Owned homes and represented buyers of bank owned homes.  I have represented the sellers of Stanislaus County Short Sales and represented buyers of Stanislaus County Short Sales.

Belinda - Here in the Central Valley of Ca we are one of the hardest hit areas for foreclosures and short sales.  It's pretty common to see homes sell for half of what they did just a few years ago.   Thanks for the compliment.
