October Property Sales were 13, down 7.1% from 14 in October of 2010 and 13.3% lower than the 15 sales last month. October 2011 sales were at a mid level compared to October of 2010 and 2009. October year-to-date sales of 116 are running 30.3% ahead of last year's year-to-date sales of 89.
The Median Sales Price in October was $250,000, up 31.6% from $189,900 in October of 2010 and up 11.2% from $224,900 last month. The Average Sales Price in October was $271,985, up 15.2% from $236,068 in October of 2010 and up 7.1% from $253,947 last month. The October 2011 Average Sales Price was at a mid range compared to October of 2010 and 2009.
The Total Inventory of Properties available for sale as of October was 105, down 5.4% from 111 last month and up 2.9% from 102 in October of last year. October 2011 Inventory was at a mid level compared with October of 2010 and 2009. The Average Days On Market for October was 88, down 17.0% from 106 days last month and up 12.8% from 78 days in October of last year. The October 2011 Average Days On Market was at a mid level compared with October of 2010 and 2009.
There has not been much change in the Berthoud CO housing market. Sales activity is stronger than previous years and isn't showing much impact from seasonal effects, and values have continued to improve, but overall, the market remains slow, and will probably continue that way until there are improvements in the regional and national economies. However, home buyers ready to take advantage of low interest rates and some very nice homes at attractive prices will still find much of interest.
