October Property Sales were 10, down 41.2% from 17 in October of 2010 and 41.2% lower than the 17 sales last month. October 2011 sales were at their lowest level compared to October of 2010 and 2009. October year-to-date sales of 140 are running 5.4% behind last year's year-to-date sales of 148.

Wellington CO October 2011 Real Estate Prices

The Median Sales Price in October was $180,125, down 2.6% from $185,000 in October of 2010 and up 6.6% from $168,900 last month. The Average Sales Price in October was $177,365, down 15.1% from $209,002 in October of 2010 and down 5.4% from $187,402 last month. October 2011 Average Sales Price was at the lowest level compared to October of 2010 and 2009.

Wellington CO October 2011 Real Estate Inventory

The Total Inventory of Properties available for sale as of October was 90, up 2.3% from 88 last month and up 9.8% from 82 in October of last year. October 2011 Inventory was at a mid level compared with October of 2010 and 2009. The Average Days On Market for October was 78, down 28.4% from 109 days last month and up 6.8% from 73 days in October of last year. The October 2011 Average Days On Market was at a mid level compared with October of 2010 and 2009.

There hasn't been much significant change in the Wellington CO real estate market. Seasonal slowdown effects probably account for a drop in sales activity, but there has been a slight improvement in prices and inventory is unchanged. That report didn't sound great.  Perhaps next month will be an improvement.  Everything is cyclical.  I have some of my best sales in November and December.
