What I learned in Real Estate this week.............

 

I seem to bring this up every once and awhile.  It's like a reminder of what I did that week, how things turned out, what made me laugh & even sometimes, what made me cry!

 

I felt it was that time again, so, here we go!

  • It's hard to tell what the weather is going to do in San Antonio.  Dress for winter in the AM, by the afternoon you are peeling your layers & looking for your open toed shoes.
  • If a buyer say's they have cash & don't need a loan, ask for proof.
  • When working on a short sale, sometimes, even calling the negotiator's supervisor will get you the same place as with the negotiator, NOWHERE!
  • Sometimes people just need you to listen to them.  You don't alway's have to have an answer or a solution, just listen.
  • Deleting a rather particularly annoying agent from your phone when the deal is closed is truly, truly REFRESHING like the first sip of some tasty lemonade or getting a pedicure or taking a long, hot bubble bath.  Yes, it can be astonishing how good it makes you feel knowing you will not hear from them until the next deal, if there is another deal with them.
  • Closing's can be emotional.  Folks live in a home for a long time, they make memories there, good, bad & ugly, saying good-bye to that home can be tough.
  • Points are SUPER-DUPER important to the AR community, so are featured posts. This, my friends, is no joke!
  • A closing can go smooth-as-silk up until the day of close THEN all hell can break loose at the closing able, funding & your seller getting their $ as well as getting your commission if you don't work with title companies with experience.
  •  Before agreeing to a title company, find out how long they have been doing business AND if closing Real Estate transactions is their main gig.  They MIGHT want to leave these types of things to the professionals.

AND, my numbero uno thing I learned in Real Estate this week:

 

  • Healthy competition can kick you in the rear, get you motivated & put a spring in your Real Estate step! Heck! It can even get you to pump a few blog posts out.

So you had trouble with a title company that does not really do many closings it sounds like?

Hi Chuck! Yes, I did. It was my listing but the buyers agent wanted another one, we agreed & were sorry we did.  We were at closing for an hour and a half which usually takes a seller 10-15 minutes.  The closer is a lawyer full time & wasn't very well versed in closings.  BUT, we lived throught it & finally got paid a week later! :D
