Details, Details, Details–A VERY Important Part of the Home Buying Process!

Home Buying Steps - #8 The Devil is In The DetailsWhen buying a home in Charlotte, your real estate professional will guide you every step of the way.  While you are working on your mortgage details, hiring your mover and taking care of the packing and moving preparations, your agent and your lender will be hard at work preparing for your Closing date.  Here is a list of details that you will be aware of with regards to your new home purchase:

--Homeowners Insurance

--Hold Off On Your Spending

--Documents You Need for Your Home Purchase

A few other important items, many ‘behind the scenes,’ that will need to be addressed during the process:

  • Your lender will order an appraisal immediately following complete loan application.
  • Your Realtor® will notify all parties of the place, date and time that the Closing will take place.
  • All parties will be notified of how and when the documents are to be delivered to the Closing attorney.
  • Your attorney will order a survey of the property for you – A survey is optional but, strongly recommended.
  • As you approach the Closing, you will be notified as to the exact amount for which your cashier’s check is to be made and to whom it is to be made.  In Charlotte, NC the check is to be made payable to the Closing attorney’s firm.
  • Remember to bring your drivers license to Closing.
  • Also, it is advised that you bring your personal checkbook to Closing.  Rarely the interest rate or some other item on the HUD-1 (Closing Statement) has been omitted but, if that happens, you may be required to write a small check at the Closing table.  Again this is rare but, most attorneys will allow a personal check to be written up to $1,000.
  • Your Realtor® can recommend moving companies, should you need one.  It is advised that you schedule this just as soon as you have a concrete moving date set.
  • Your real estate agent will provide you with the utility companies that provide coverage for your new home.  You will be advised to contact the utility companies 1-2 weeks prior to Closing to have all of your utilities transferred over into your name, effective the date of Closing.  Your agent will also remind the listing agent to have the sellers contact the utility companies as well.  This should, ideally, be done prior to your making the call to them as oftentimes they will not take transfer notification until they have been notified by the current homeowner.
