I looked up the mls for real estate activity in Lower Makefield  township in October 2011.

I looked for residential listings sold in October. This does not include homes not listed, commercial  and  multi units . It  is deemed to be correct but subject to errors and omissions.

There were 19 homes that settled in October 2011.

The average original list price was $ 397,758.

The average last list price was $379,042

The average sale price was $ 360,795

Highest sale price was $655,000

The lowest sale price was $195,000

The average days the homes were marketed was 182

 There are 44 homes pending settlement right now.They have been on the market for an avaerage of 118 days.

 

The average settled price to last list price ratio is 95.22%

Buyers understand that they cannot low ball in this area because homes are selling at an average of 95.22 % of list price.

Gita, thanks for sharing your Lower Makefield Township Bucks County report. Is so important that buyers understand about low ball offers. Your stat of 95% of list price is a good indication of a reachable sale point.
