Someone needs to tell the listing agent that his reputation is built in part by the "quality" of the listings that he co-brokes. This is definitely a recipe for disaster.
Smell never sells...Now, you can bet if there is an interest in this place it will be for less than the asking price...Plus, that experience is ingrained in every ones Psyche too...Not the best foot forward here..Eric, keeps that Real Estate bar high and I join him...good post and host
Just nasty..doesn't matter how the current occupants lived in the house, if you take on a listing and place it MLS, it should be "Show Ready" this house clearly was not. Sad part is, LA had no clue!!!! What a shame..great post.
Absolutely disgusting!! It seems the agent would have thanked you for the feedback, and indicated he would have it cleaned up immediately. I wonder if the agent even took a look at the inside of the house?
Eric, I am with you. I can't believe that agent listed that home on the market to rent in that condition. What a total turn off. How can anyone be expected to look beyond the smell and that condition of any home?
That agents needs to get out of the business in my opinion.
as a landlord would you really want a renter who would be ok with renting such a mess ?

Gross, Eric! I bet your tenants were ready to jump all over that one, huh? Surprisingly, even when investors tell me they are looking for a bargain rental, they don't like a house that is dirty. And it's a bad sign when tenants don't mind renting a dirty home.

I completely agree.
I think the same is true for foreclosure properties as well. Some have conditions that are hazardous and you are taking young children through them.
The listing agents should refuse. It is their name on the sign.
Tni, you're so right. I had a client fall through a stair on the way down to see the basement a few years ago. They need to make these homes safe and at least fairly clean.
Yikes, Eric! Usually if I see something this gross, it's a foreclosure and the bank simply refuses to do anything.

Some agents just list anything and everything they can. No questions. It is not good but they don't care.

Eric ~ Disgusting, gross... yes there are those special few who I have trouble believing they even visited the house before they listed it.
Obviously we can't experience the "smell" of the property, so I will take your word. That agent should have known better. (I am sorry to say, that isn't the worst condition I have ever seen).

I think it does matter where you live as to the condition of what homes will look like on the inside. I went into an estate sale home today. The children live far, and they are not getting much out of the proceeds on this. The house was lived in for 50 years, and needs a lot of work. No way would just taking out a few things matter much, and they don't want to be bothered as they live far way.
Yes, it is reflected in the offer they will get, but they are already with asbestos, some water damage, and a home that needs major renovations. This is rather customary for the city homes. What you see is what you get there!! Yes, i do prefer to be out at the new homes that are rat free too, but sometimes we can't avoid that. For an empty home, and the owner wants to have the property managed, that does come under a different commission and job description.
Janis, you're totally right. Area determines a lot. But this house was just rented out and should've been cleaned up at least a little before letting agents bring in prospective clients.
