How To Find Clients? Well....What Has Worked Before?

I read a featured post today from the Daily Drop:

"I need to pick up more buyers, what's the best method?"

Great question and great responses, but it made me think.

What has worked for you before?

When I need to boost business, I start by looking at recent clients and how did I find them? It's not magic, there is something which impelled them to contact me, or respond to me. I always ask!

It can be direct mail, or blogging, or phone calls...walking the neighborhood. Whatever works for you. It may be many things....but the one thing it shouldn't be is a mystery! If it is....you will not be successful in this or any other profession.

We can't operate in the dark!

When business is slow...think about when it wasn't. What did you do...or not do? Is this an ongoing slump...or just a seasonal slow down? There is a reason it's call the "Practice of Real Estate" We need to do the things which make us successful over-and-over! And then do it some more.

I don't have the answers for you.....but if you think carefully, you should.

Karen, You make a fantastic point. Folks who think it is 'luck,' are not putting their all into their marketing. Any business that spends money on marketing and doesn't analyze the return will have trouble sustaining their business over the long haul. Realtors should be no different.

We are just starting our seasonal slow down. Besides mailers to past clients and contacts, I do the grocery shopping on Sunday afternoon. It will always generate a half a dozen different conversations. Sometimes I will be talking to one or two and all of a sudden I am surrounded by 5 or 6 people. We are a 4 stop light town of 8k population.

Good point.  For us I have noticed an almost cyclical relationship in which internet presence and various websites will drive a lot of traffic to us for a while and then slow down.  But when that slows down the word of mouth business always seems to pick back up.  It seems as if the two are always one step off from each other, which actually works out rather well.

If we are looking for additional buyers some of my associates will adopt apartment rental buildings and market to the tenants ; some of these tenants  will eventually become buyers.  We do the same in co-op and condo  buildings and usually end up with quite a few co-op and condo listings.

Nothing like getting back to the basics.  Simply picking up the phone and calling your peeps works.  Just a "how are you doing" phone call.  You are totally right, thought about seeing where your past clients came from.  Great suggestion.

You are right...it isn't magic that gets us clients. We all know the things we do that have worked before, and chances are will work again. You hit the nail on the head when you said to take some time to think about what has worked...then it's just taking action on it.

Karen, all very true.  I have heard "success leaves clues."  We have all had our own personal successes, and it is helpful to look back and analyze what activities brought us those successes.

You know what karen you have said IT ALL. you cannot tell what works for others but there are things to do that work. So keeping track of things and sources of business is the common denominator

So Karen, I wonder if you're avoiding your own question. How HAVE you found your recent clients, and what methods will you be reusing to "boost" your business? You may not have answers for others, but what answer do you have for yourself? Even consumers want to know what Realtors are thinking. It helps us know who's who. Tx! DB
