When people consider relocating to Northern Virginia they often ask what type of home they can purchase in different price ranges.  Other people who ask about this include current D.C. and Northern Virginia residents who have not been in the housing market for a while and potential investors from other parts of the country.

Homes are available in all price ranges throughout Northern Virginia.  Single family homes in most of the region start around the mid-$400Ks.  Like many other parts of the country, the Metropolitan D.C. region is currently experiencing a buyer's market with a lot of inventory and home staying on the market for longer than in years past.  This offers buyers and investors an opportunity to negotiate a lower price with the seller.

The $700,000 to $800,000 price range represents slightly over 13% of the currently available single family home inventory for sale in Alexandria and Arlington

In Fairfax County, which comprises suburbs further out from Downtown D.C., this price range represents just over 8.3% of all available detached single family homes.

Here are some examples of single family homes that you can purchase in Northern Virginia for just under $800,000.

ALEXANDRIA

Braddock Heights $775,000

This Braddock Heights 5 bedroom 3.5 bath home is walking distance to the Metro on a quiet Alexandria street.  With hardwood floors on the main and upper levels, this spacious 1969 colonial has 3 finished levels.  It's been on the market for a while, so buyers looking for a good deal may be able to negotiate on this one.

Beverley Hills $775,000

90210?  Not exactly, but Alexandria has its own Beverley Hills communityWithin the neighborhood lies this 3 bedroom 2 bathroom colonial with an open floor plan and fully renovated kitchen with maple cabines, granite counters and stainless appliances.  The slate patio and lovely lot make this home priced at $775,000 a charmer.

ARLINGTON

Almost in D.C.!  Near the Chain Bridge in North Arlington, this Golf Club Manor rambler features 5 bedrooms and 3 full baths and was built in 1957.  It has a walkout basement, 1 car garage, hardwood floors and a sunroom.  You really can't beat the location if you work in D.C. but want to live in Arlington.

FAIRFAX COUNTY

Further out from D.C., in the Fairfax County suburbs, $800,000 will buy you a lot of house.  Here are some options in the under $800K price range.

Springfield $799,000

How about a brand new home in Springfield?  In the new development of Alban Cove, this $799,000 home has 3 levels, 4 bedrooms 2.5 baths, hardwood floors, granite counters, and all the designer touches.  With easy access to the metro, train and backing to parkland, this two garage home has almost 4000 square feet of living space.

Burke $795,000

On a beautifully landscaped lot in Burke, this 5 bedroom 4.5 bathroom house provides plenty of living space -- 4,470 square feet of it!  Cherry hardwood floors, 9 foot ceilings and a stunning kitchen and breakfast room looking out on a wooded backyard make this one a delight.

I remember once driving through VA...the homes were very large and country like. When I sold RE in NY we had similar type homes unlike the concrete cookies I sell now...but most are built very strong and with excellent materials. Nice homes!

NEAL:  Thanks for your comments.  We do have a wide variety of home styles here, but the majority tend to be colonials.

AZIZ:  Clarendon is doing very well.  The single family homes in that part of North Arlington by the Orange Line metro are quite pricey.  Mostly condos on the market throughout Clarendon in many new luxury buildings.

JASON:  I'm looking forward to seeing your post.  Your $800K homes in Austin would probably swallow these Virginia homes whole.

SALLY:  Thanks.  Though a grass shack on the beach does sound inviting, especially come wintertime.

I love the way you formatted this for viewers to show the different areas as you move closer or farther.  Quite a different house from Burke to Arlington!

I actually crossed the bridge yesterday and drove into Centerville.  We went to Cox Farms for the day and yet again, I couldn't believe the build up that continues to happen out 66!

JOSETTE:  Thanks for your comments.  I'm glad you like the format and homes do vary greatly depending on the distance from D.C., as I know you're aware.  The whole 66 corridor is really getting built up.
