It always amazes me how some of the best consultation calls happen at 6 p.m. on a Friday night. I found myself on such a call recently with a fairly savvy client who wanted to pick apart every campaign right down to the p.s. line.  During this 2 hour call, we reviewed his accounts and analyzed his tracking reports. He was generating great leads, but we noticed that some of his landing pages were outperforming others.  We knew we were on the verge of uncovering something big so we kept digging.Internet Marketing Genius

His primary method of marketing has always been through Google AdWords and the campaign we were looking at was offering a free MLS Search. Here is where we found that one of his customized landing pages was outperforming the others by over 5%!  So we decided to run a split test to see how this page did against the default.  The results again showed that the customized version of the page performed far better than the default. 

Was this a happy accident, or marketing genius? 

If you are driving all of your hard earned and paid for traffic to your general website, you’re missing the mark. Your landing pages are critical, and quite different from a general website.   If you are running focused campaigns that drive traffic to focused landing pages - congratulations, you’re getting closer to genius. 

If you are running focused campaigns that drive traffic to focused landing pages and constantly tracking and testing to achieve optimal results - you are going to make a lot of money online.

It is not uncommon for busy Realtors to throw marketing pieces out there with a hope and a prayer that someone will pick up the phone or contact them through their website.  The “spray and prey” method of marketing is for those who do not have the time or inclination to get into the head of their customers. It’s not about eye balls, but about getting your visitor to raise their hand.

And the time you have to make an impression is literally nanoseconds.  So what are the elements needed to craft the perfect landing page for your campaign?  Here are a few tips to start:

1. Know your target audience.  If you are targeting first time buyers, offer a benefit that will appeal to those buyers.  What are their pains, worries, desires etc. Choose one idea and run with it (i.e. Free Hotlist of Affordable Homes For First Time Buyers). Create a headline that targets that specific audience and include a specific area in the headline.

2.  Focus on the benefits.  Your prospects want to know what’s in it for them. How is this service going to help them fulfill their wants and desires.

3. Make sure there is a strong Call-To-Action.  This is often in the form of a promise and is most effective when it sits on top of an opt-in form (Sign up to receive your FREE Hotlist Today)

Sometimes I read a post and think "How in the world did I not think about this before?"...yours is one of those posts to me. I have spent time building landing pages within my site...linking back to them in blogs...use an adwords campaign...and it NEVER dawned on me to send them somewhere besides my home page. GREAT tip!! The biggest problem with the Craig Proctor system which is what you sell- is that it is NOT SEO friendly and that is why we stopped using it several years ago. It is a huge system that is not easy to customize and you can not get into the coding of the site in order to set it up right for search engines. The only traffic that it seems to generate is traffic that is driven offline to the sites. I got all the materials and the biggest push was for us to run ads in our local papers to send them to our website. The big push was on the FREE word. Well, consumers are much more educated than that these days. Forced optins are also something I don't agree with because that is how you get so many fake emails and tire kickers which is what our success site was great at getting. Furthermore, the other push was still on we will buy your house if you don't sell it in x days. Like I am really going to make that deal with short sales. I don't know how much your site has changed since 2008- especially when it comes to duplicate content sites. Katerina

I appreciate your post because I think you have perfectly illustrated some of the common misconceptions with the SuccessWebsites. I've been with the company since 2001 and have seen how it has evolved into a well rounded web solution for Realtors.  Before Google changed it's algorithm, SEO was a common complaint and I admit, it was very hard for clients to access the coding for the site.  Now search engines look for content as well as meta data, which is why blogs have become so popular. We provide our clients with blogs that are linked to their website and consistent with their brand. 

Many of the recommended ads are for Free Hotlists and Real Estate info, which still works well for driving traffic and generating leads, but may not appeal to your way of marketing.  Both your ads and landing pages can be customized to fit your needs.

As for the forms on the site, there are many options.  We make our recommendations based on the data we have, but you do have the power to choose a form that does not require all contact info to be mandatory. I have always found that the cream rises to the top and those who are serious about receiving information will provide you with accurate contact info. The Call To Action on your landing page, if strong enough, will give them a good reason to request more information from you.

I will not say that we focus on SEO, because that has never been a strategy that provided our clients solid results.  Google changes it algorithms often and we never found that having our clients at the mercy of the search engine was something to build a business on.
