Is there Life after a Short Sale?  You Bet there is!

I just closed escrow last week for a very nice couple; repeat clients who were short sale seller's only three years ago.    In the winter of 2007 I received a lead for a young couple who were facing the prospect of a short sale.   They owned a small 3 bedroom townhome which had been purchased in 2004.  Great couple with a good outlook on life and an amazing amount of patience and trust.  Life events had happened that necessitated a short sale.

Their short sale ranks among my top 10 list of most exhausting for time and challenges.  It took almost a full year with four separate buyers; the almost lethal two loan combination of BofA and WFB (at that time); a WFB representative who hammered hard and long on the money portion and, who I clearly remember stating that "if YOU Californian's paid your bills like we do here in Iowa we wouldn't all be in so much trouble".  (Absolutely true statement and no offense meant to fellow AR Iowans); AND a failed Air conditioning system one week before close of escrow.  My seller's never gave up, stayed the course and we closed escrow in August 2008.  For them, it became what it needed to be,  the past.

Fast forward to August 2011.  I get a text message, "Cathy, the home we have been renting has been foreclosed - do you think we can buy a house? Within a day, they had been qualified.  They had just crossed the three year waiting period, during which their life and work had greatly improved, credit recovered, and they saved their money.    We just closed on their beautiful new home.
