I was just thinking back to the most interesting transactions I have had and came across a file that I didn't even think I had anymore. It was back in 2006, when the market was really hot in So Cal. A gentleman came in to see us, without an appointment, and wanted to buy a home we had listed. At first this struck me as odd, since he must have had to look up the office address by the phone number.

It was a beautiful home, completely remodeled inside and out, 4 bedrooms and 2.5 bathrooms, just under 2,000 square feet with a good sized lot. The asking price was $609,000, a bargain for the area at the time.

My partner and I sat down with him and we asked him the usual questions. He told us that is would be perfect for him and his family, however he wasn't sure if he would qualify for a loan. I gave him the basic questions for loan qualification and he sounded like a perfect candidate. He had great credit scores, money down, etc. It was like a dream come true! A client coming into my office, ready to go, needing everything! It sounded to good to be true.

Then the fun started. He needed to move in right away as he was being evicted from his home and had no where to go. I figured that he needed to move within about 15-30 days. Boy was I wrong. We had, 7 days! I have never moved so fast on a deal in my life.

I called the sellers with the offer for approval (and got it), my loan officer was running around getting all the paperwork signed, getting it off to the lender (he got it done in 3 hours). The next day we had approval from the bank (no idea how he pulled that one off since turn around times were 5-7 days for purchases and 21-25 for refinances). We opened escrow on a monday and closed it a week later.

Has anyone else had a tranasction like this? Love to know about it.

Ive done cash deals in 8 business days but never a financed deal that quick.

I'm working on one right now.  Wrote the initial purchase agreement on a bank owned home last Thursday, had it accepted Wednesday of this week and closing it next Tuesday.  

When I was building homes with my father we built a 2200 square foot 2 story home in 85 days start to finish.  Needless to say we burned a lot of favors getting that one done!

I have had two of them with 100% financing close in 14 days, never that fast with a loan involved. That is as fast as I have heard of here in Hawaii.

Joanna - I remember it was chaos for those seven days. Not that it wasn't worth it...

Steve & Daniel- I have closed cash deals like that as well, but financing was a whole different story. I'm sure my lender went through quite a few favors getting it done that quick. I know I was asking a lot of my title and escrow companies as well.

Randy - I was completely shocked. Those seven days were total chaos. My partner was running around getting signatures left and right from everyone.
