In Hyde Park during October there were 6 sales, 2 less than in October 2010 and 12 less than in October 2009.
In October 2010, 50 percent of the sales were bank owned, not the case this year, and you can see the contrast in the average sale price. In October 2010 the average sale price was $136,087 and this October it is $214,150, a significant increase.
The majority of the homes listed in October were in the $200,000-$300,000 range, and the most expensive home to come on the market was listed at $695,000.
8 homes had offers and 4 were in contract which could lead to a terrific November or December.
Hyde Park continues to be a market with good values even a writer at the NY Times found this to be true.
