There are two things that sell homes.  Space and light.

Home staging in Vaughan there is one thing I recommend to sellers when preparing their property for sale that achieves both things in one step.

Paint in a neutral colour so that the space looks larger and brighter. Buyers are attracted to light filled spaces.

To keep buyers from clicking through to the next property (usually in under 5 seconds) when searching on line for their new home, painting is one of the best investments of time and money that a seller can do to get the results they are looking for.

When a home is painted in bright or dark colours, it is not uncommon for a listing to have over 30 viewings in a few days with no offers, not even a low ball offers. The property may be in a desirable area, perfect lay out for a family to move right in and priced competitively. Still, the comments will be that the buyer does not want to paint, too much bother and expense.

So when a seller says they don't want to paint because of the bother and the expense I explain that is exactly what the buyers will be saying as well. It is up to the seller to get the property in showcase condition to create interest on the part of buyers and initate action on their part to put in an offer.

Here are some recent examples of how quickly the look of a home changes once neutral paints are used.

Bedroom After -  you can clearly see that the chandelier is now a feature in the room. When the room was painted lilac, the chandelier blended in too much.

Bedroom After - neutral paint has helped to make the room look larger as well as allow the chandelier to become the feature in the room.

Buyers are looking for features in a home. Painting in a neutral colour allows the chandelier, wood floors and trim details to become the focus in the online listing photos and in person. Buyers are not so quick to click through to the next listing once the distracting bright colours have been toned down.

Great examples Michelle of the differences that can be made with just paint.  Besides making a house look more appealing it also makes a house feel clean and fresh.

HI Ginger, clean and fresh is exactly what we want buyers to see and feel when they enter a house for sale. Paint is a sure fire way to achieve that.

HI Barb, that's why I really impress upon a seller the importance of at least getting a quote to paint. That way you can pre empt the low ball offer when it comes in. Seller usually take off thousands of dollars to paint a home, when in reality my painter can usually do a whole house for about $2100. Then the seller can counter offer with a legitimate dollar figure if they really decide not to paint.

HI Karen, and did you notice the purple glass chandelier in the first photo? I really do see the most fantastical light fixtures here in Vaughan!

I use the same strategy to overcome objections to improvements.  I find that pointing out to the seller that their reasons for NOT wanting to make an improvement are exactly the same reasons the potential buyers will have.  In more cases than not, it does work and they do make the improvements.

Michelle - So true - it's amazing the amount of bang for your buck you get from a modest can of paint.  Oh my, that red and yellow room is giving me a migraine.  Ahhh, love the newly painted rooms - so much more calm and inviting.

Michelle great before and after photos. I too believe in painting in neutrals. in Winnipeg itnis incredible how many people don't want to paint. I spend time with them encouraging them to rethink and paint. None have ever come back and told me the painting was not a good investment.
