Geek Estate BlogOver at Geek Estate Blog, San Diego agent Denny Oh has an entertaining post comparing the technological differences between Gen X'ers and their parents. Nearly 50 million strong, this tech-savvy demographic prefers email and texting to phones calls, and expects responses in minutes rather than hours.

When you consider the tremendous buying power of Generation X, it's clear that real estate agents need to leverage technology if they want a share of that business. Oh calls it Real Estate 2.0.

John, I've heard the shift in texting for both Gen X and Gen Y types. That's cause everyone has a cell phone. With the new built in browsers and larger screens they can do full email or Web mail too. The world keeps changing.

I'm a baby boomer with Gen X kids.  We text, IM and email each other.  That is how I communicate with a lot of my friends when we are on the road.  I communicate with a number of my clients this way as well.  So why are there so many others in my age group who don't?

Gary - When I think of how far cell phones have come - from the 'brick' to the iPhone - it's amazing, and it's only going to get better as the leading tech companies find ways to pack more and more into a single, portable device. Thanks for commenting!

Cindy - In very general terms, I think many boomers are set in their ways and resistant to change, as opposed to Gen X and Y who embrace and extend every new technology. Some cell phones and PDAs can also be a little bit of a challenge for 'older' hands and eyes. That being said, text and IM are far less invasive than a phone call, and much faster, so as boomers see the benefits I think more will adapt.

John,   I'm one of the baby boomers that got scared of being left behind.  Maybe more of us will be daring and open up to learning.

Ricki - I'm a late adapter to texting, but I should be up to speed in no time. For 2008 I'd like to go to either a tablet PC or a Treo for mobile web access. The possibilities we have in real estate with technology are really exciting!

John-

Thanks for highlighting this article! I really enjoy Denny's writing style and think he has a valuable perspective as a generation x agent who really understands how other gen xers communicate.

Drew - I was glad to find GeekEstate Blog this week, and enjoyed reading Denny's post. Gen X and Gen Y are going to have a huge economic impact on real estate for the next 10-15 years, so I think it's very important that we understand their attitudes and perspectives. Thanks for your comment!

John - Thanks for pointing us in that direction. You are correct. Technology will leave some agents in the dust. Keeping up will be extremely important.

Today it is almost impossible to imagine a world without World Wide Web, Emails, Cell phone, Text messages and so on. I remember as a kid the coolest thing that ever came out which was high tech was Atari! I was a pong player then and still am.......those who do not want to conform or change with the times will be left behind. I remember when I purchased my first home, there was no MLS and the agents had to creative market without the Internet- most agents got both sides of the sale and there was no buyer's agent!

Dale - Gen X has a lot of buying power, and Gen Y will likely have more. We need to communicate in the ways they favor. Thanks for your comment!

Maureen - One of my early tech memories is learning Lotus 1-2-3 for DOS. It's amazing how much of a role technology plays in our lives today. Thanks for sharing your experiences!
