I Want to Find a House First and then I will Talk to a Lender!

I was just approached by a potential buyer,  enquiring about a Los Angeles home for sale.Approval Keys

My first question to her was whether she had spoken to a lender.  Her answer was no.  I told her that she needed to do that before starting the process of buying a Los Angeles home.  Her answer:  "I just don't want to talk to a lender and not find a home. So I figure I could just work backwards."

We do not work backwards when buying a Los Angeles house. We look and work forward.  The very idea of working backwards is a negative one.  The only thing that will happen is you will trip and fall.

No good Realtor® worth his or her salt is going to work with you if you are not pre-approved/qualified by a lender and you do want to be represented by a good Realtor® who is going to look after your best interests.

Why do you need to be pre-approved/qualified before buying a Los Angeles house? 

In the best of times you need to find out how much home you qualify for.  And especially in today's lending environment.  Unless you are an all cash buyer you are going to have to jump through several hoops before a lender is going to give you that all-important mortgage.  What you consider credit-worthiness and what the bank considers credit-worthiness are two totally different things.

I am sure you will find a Realtor® who will work with you, but why would you waste  your time looking at homes which you cannot afford?  Wouldn't you rather spend your time making your search a realistic one.  If you start looking at homes above your price range and fall in love with one, unless you come up with the difference in cash you are not going to get it.  And then you will be disappointed when you start looking in a lower price range.

What if there is a home on which you want to make an offer at the same time as others want to make an offer.  They are pre-approved and you are not.  Who do you think is going to get the home?  Not to mention that  even if you are the only one making the offer it will not be accepted without a pre-approval letter from your lender.

If you are serious about buying a Los Angeles home you are going to have to talk to a lender one way or another, so why not do it in the right order.  First.  That is the only way the process will work.

Educating our buyers is not an easy process sometimes and I have lost buyers who I refused to show home until they had a pre approval...the one time I took their word for it and showed them homes I found out later they didn't qualifiy fo that high amount and nothing ever looked as good to them again so they 'waited'....always prequal with a GOOD lender!

This is the type of person I qualify as the "romantic buyer."  They want to fall in love first, then they'll think about the financials.  Or, they simply don't realize that falling in love is easier when you're wooing properties that are viable matches for your budget.  Not wanting to get pre-approved is a frequent objection, and we should be prepared to deal with it.

Bob,  that definitely an iffy proposition.

Jennifer, I don't think anyone, and I definitely am not, is approaching the buyer with the premise that they are not qualified.  We are letting them know how the process is conducted if they can ever hope to successfully buy a home. The fact that thy THINK they are qualified for a certain amount without having verified that is not an insult.  It is an education.  You cannot start the process of home buying with a rough idea.  I was in recruiting.  I don't think an employer thinks they are doing any one a favor by offering them a job.  It is a two-way street.  They need the employee and the employee needs them.  But it has to be the right employee.  And your very point about ready willing and able buyers is exactly my point.  There are very many ready buyers, but whether they are willing and able is another matter.  And any agent who skips the basic steps in the home buying process is going to be in the same boat half-way through the process as they were when they started.  Hungry.  And they will have done the buyer  a great disservice.  It is totally irresponsible.  It is our job to educate the buyer.  If they choose not to listen then they are not a serious buyer.

Jane - I find it unbelievable that people think like that - I found out quickly when I first started in real estate that you simply can't assume that a prospective buyer is pre-approved. No-one can "work backwards" when it comes to real estate!

There are buyers and there are dreamers.  I only work for pre-qualified buyers and not dreamers.  That way they know what they qualify for and we can look at those homes. They also get an idea of the process and what they will need to do to get qualified.  I don't and won't work the process backward.  Sorry, no tire kickers need apply.

Holy moly Jane, look at all these comments! I'm sorry I had missed your post until now.

This happens all the time to me, and I will show home to someone before they are qualified. Once. And not for all day, just a few houses while we talk about getting prequalified. If you can't sell a buyer on such an important thing then you best get out of sales imho.

Jane - GREAT post!  As a lender and knowing all the things that can go wrong in the prequalification process - it boggles my brain that an agent would set foot in a car and waste even one hour without a prequal letter!  Keep it up - loved it!

I'll go ONCE depending on the client, then they must be preapproved or I'm not showing any more houses.

I've lost one client due to this policy- so far he hasn't bought a house, so I didn't lose anything.

You are absolutely correct. It is a waste of time to show a home to someone that has not been to a lender yet. How do you know they even qualify to purchase a home?

Yes, yes, yes. There is no moving backwards. That wastes everyone's time--the client, the listing agent, the selling agent and the Seller. It's so important to know what amount you can spend before you go shopping. You'd do that with going to the mall, why not for the largest purchase you'll make?
