Why this is the Best Season to Sell Your Home!!!

I guess maybe I am partial to the fall and winter markets because in 1986 when I started selling real estate I got my start in October.  Every year I always sell 60% of my homes in the fall and winter makets, most people don't understand the huge advantage to listing their home this time of year.

  1. Many people are relocated at the end of the year when their companies move people to start the new year, so there are a lot of people who are moving at the end of the year.
  2. Relocation buyers that have to move are the best buyers out there.  They have to buy, many of them have assistance from their companies.  They make a quick decision and they usually pay top dollar for the homes they buy.
  3. There are a lot less homes on the winter market.  That adds up to less competition and usually better prices for your home.  When there is less competition if your home is in good condition, it will sell quicker.
  4. There are less buyers, but the buyers are more serious.  That adds up to less work for a seller.  Basically you are not having to scurry around as often at the last minute.
  5. Buyers that look are serious, so every showing has a much higher propensity to sell and you are not wearing your carpets out with lookyloos who are just out to look because they are "thinking" about moving.
  6. Your house usually shows best in the winter.  People can really get a good look at the front of the home because the trees are down and get the ambiance of your front elevation.
  7. Homes show great at the holidays with all the trimmings that make it feel warm and cozy.
  8. It is easier to put out a few candles and things that make the house glow and feel warm in the cooler winter days, that makes  your house feel more like a home.
  9. With it getting darker earlier your showings tend to happen during the daylight hours with less evening intruFall Foliagesions making it easier to be on the market during the fall and winter with almost no evening showings.
  10. The interest rates are usually lower and many first time homebuyers buy during this time of year because of the deals in lower interest rates.

These are the top 10 reasons to sell now and not wait for the herd to stampede and the large number of listings that come in from the herd mentality of sellers thinking that the only time to list is during the spring market.

mary: I love your list of "whys" to list now instead of waiting for the spring. There are so many good reasons that you point out that I have decided to  list my home for sale now rather than wait! There is areason that the Fall is the time of year when we do our biggest volume in real estate and you sre so right that the house shows much better than in the warmer months!

The seller says he would not move in the winter. Remind him real estate sales are year round. Others are different. Not many of us are twins and feel the same about anything. Keep that property marketed. Don't pull the listing in the winter months.

Andrew, you are right, you have to look at both sides of anything, it is easier to get movers and cheaper in the winter because they are not as busy!!!!

Hello Mary and a great post! I do think that the best time to sell a home may change from city to city for example ...

The best time to sell not purchase a home in Las Vegas is Spring because values are up so you will get a more money and with people getting tax returns more contracts go into escrow and close.

Bob - Thanks for your comments - every house, every season, every city is different, my bottom line is the best time to sell a house is when someone is ready to sell and wants to, that is the best time for them.  Many people overlook the fall market however and I find a lot of homes sell that didn't even get looked at in the summer.
