Federal pacific electrical panels and breakers, are they a fire waiting to happen?

There seems to be little debate when it comes to this problem that the Federal Pacific breakers will fail.

It's not the question of if they will fail but "when they will fail".

I inspected a home yesterday and found that the home has a Federal Pacific panel and breakers. These were manufactured from the 1950's through the 1980's.

That's 30 years plus of panels and breakers being installed into homes. These are not safe to use.

Even though you may have seen or even have these in your home extra caution should be used in order to find the piece of mind all home owners and buyers want and need when owning or buying a home.

Here is what I found at the inspection.

Federal pacific Breaker box and breakers.

The red amp ratings on the switch to the breaker is a dead give away. These are Federal Pacific breakers.

The wiring is not the issue. The cloth/fiber covered wiring is still safe. It's the breakers that post the real threat.Even the box is good and will remain so. After all it's just a metal box with no moving parts.

Unlike the breakers that should move when there's a problem. Often they do not and thus the problems.

This is information that can be used for a lot of people in the Real Estate business. Not only "buyers beware". But sellers beware as well as agents and brokers and the list goes on.

If a inspector finds stuff like this, it could be a deal breaker if the seller will not have the repairs made.

Clint, I sold a condo in a building that a Federal Pacific box in every unit.  It made me a lot more nervous that it made the buyer, and the condo board seemed to be completely unconcerned.  I would replace one in my own house.

Thanks to June for sending me over here via her reblog. I have run into quite a few Federal Pacific Boxes. When listing, I let the seller know the concerns. If working with a buyer, I always ask for certification from a licensed electrician and/or replacement. Note: have never had an electrician certify one.

Clint, Good info to keep in my background.  We just had a problem house with ALUMINUM wiring.  Every time the tenant got next to the stove, they got a mild jolt.  Installed a new line and added a GROUND WIRE to the house, which had apparently melted!  All has tested ok.

Really? A home with aluminum wiring is not a good thing. It's been a long time since I had seen one of these homes with it.

There needs to be the "tightening of lugs on the breakers" to help keep the wiring safe at least as much as possible.

Hi Misty,

The Federal Pacific panels had been recalled by the Federal Govt. These panels have a potential fire hazard.

You must be sure if this is a Federal Pacific panel and not a Federal noark panel. These have not been recalled.

If this is a true Federal Pacific panel then have an electrician inspect the panel and deem it safe in writting. Many will not. If this licensed electrician will not. Then it's up to the seller to upgrade the electrical system to meet current codes. Or for the buyer to buy the home knowing full well of the electrical issues of the home.

I hope this explains the Federal pacific panel question.
