Customers are always asking what school district a house is in?  What are the crime rates for this neighborhood?  Are there any sexual predators nearby?  What is the makeup of the neighborhood?  Can I add a garage on to the back of this house?

I learned many years ago in GRI class that we as Realtors should not be the source of the information, but rather the "source of the source."  Realtors should tell them where to look up the information for themselves.  That way they can do their own research and it relieves Realtors from liability and the chance of mis-information.

I took the liberty a few years ago of putting a big links page on my website.  That way I can just refer people to look up the information on my website.  It makes it easy for them to look it up, and I don't have to try and remember a bunch of website addresses.  It also makes them use my website to look up the information.  A win-win situation for everyone.

In our agency we operate the same, and our web site also has links for our clients to do their own research. There are always some clients who continue to press me for my opinion, but I steadfastly respectfully decline.

It is always best to get them to verify the info.  Or at least to verify it for them by contacting the proper person.  Some much info is available on the internet if you know where to find it anyway.
