Today’s View –November 14, 2011 -Rossmoor CO-OP

This is a market report for cooperative ownership (CO-OP) apartment in the senior citizen community of Rossmoor in Silver Spring, Md. 20906.  At the time of this report (11/14/2011) there is a total of 20 such homes on the market FOR SALE, 12 under contract, and five that have sold in the last 30 days.

One Bedroom

Nine of those for sale are one bedroom apartments, ranging in size from 635 to 990 sq ft.  These homes are currently listed from $34,900 to $57,000; with the average being $42,811.  The days on the market ranging from a week (4 days) to over five months (162 days) with the average being over two months (74 days).

Currently there are three one-bedroom coop apartments under contract in the community of Rossmoor.  These homes were last listed for $30,000 to $44,500; with the average being $38,000.  The days are market for this set of homes ranged from a over two months (65 days) to over five months (157 days), with the average being over four months (123 days).

In the last 30 days, one one-bedroom coop apartments has gone to closing in the community of Rossmoor.  The closing price of this home was $40,000 and it was on the market for just over a week (9 days).

Two Bedrooms

There are 11 two bedroom apartments on the market for sale in the Rossmoor community at this time. These homes range in size from 1035 to 1600 sq. ft. These homes are currently listed from $55,000 to $119,000; with the average being $78,564.  The days on market range from two days to just over 15 months (471 days), with the average approaching five months (144 days).

Currently there are nine two bedroom coop apartments under contract in the community of Rossmoor.  These homes were last listed for $49,900 to $110,000; with the average being $77,321.  The days are market for this set of homes ranged from a week (6 days) to over eight months (250 days), with the average over two months (74 days).

In the last 30 days, four two-bedroom coop apartments have gone to closing in the community of Rossmoor.  These homes sold for $47,500 to $64,000; with the average being $55,438.  The days on market for these homes ranges from a month (27 days) to approaching seven months (200 days), with the average approaching three months (80 days).
