Sacramento Market Report – Apartment Exterior Paint Trends

 

The growing trend in Sacramento apartment communities is multi-color exterior paint. I’m not talking about the basic body color with a trim color to compliment the body. We are seeing strong contrasting colors that make the buildings stand out.

If you are familiar with the San Francisco area where homes with zero lot lines each painted a different color, this is the kind of look that we are seeing. Sometimes the colors will be broken up between the first and second stories, other times the body colors will be broken up vertically. Two or even three body color on a building is not uncommon.

In addition to the multi-colored body, there can be one or two trim colors too. I recently looked at an apartment that had 4 different colors. All of these colors on the buildings make for a uniquely colored community.

It appears that the trend was started by the newly constructed apartments. The colors gave the building a fresh, modern look that set them apart from the standard hum-drum building in the local area. Slowly, as the older apartments were being repainted, the multi-colored style grew in number. Communities, especially those who have renovated the building, wanted to have that modern, up-to-date look.

We have seen it also in the single family home in the upscale neighborhoods. Make no mistake; this idea is more expensive to have done. Homes, apartments, or offices all will pay a premium to have their buildings painted in a multi-color pattern. The labor expense goes up when you add so many different colors. More masking, more hand painting, more moving of ladders can all add to the final costs.

Despite the increased cost, apartment communities have been switching to the multi-color finishes in a growing number here in Sacramento, California.
